<p><h3>Position Summary</h3><p>Responsible for identifying, evaluating, and securing new opportunities for new store locations. This role requires strategic thinking, deep retail market understanding, negotiation skills, a collaborative mindset, and the ability to drive projects from inception to completion.</p>
<h3>What You’ll Do</h3>
<ul>
<li>Conduct comprehensive market analysis to identify potential new store locations based on demographic data, traffic patterns, competitive landscape, and economic trends.</li>
<li>Evaluate sites and conduct feasibility studies to assess viability verk potential profitability of new store locations.</li>
<li>Manage all aspects of site acquisition, including identification, negotiation, and contract execution.</li>
<li>Collaborate closely with internal teams to ensure alignment and timely project execution.</li>
<li>Develop and maintain project timelines to meet all milestones within budget.</li>
<li>Negotiate lease terms and conditions, build and maintain relationships with landlords, brokers, and other real estate professionals, and oversee drafting and review of contracts.</li>
<li>Perform budget management and financial analysis to support site selection and lease negotiation decisions.</li>
<li>Provide regular updates and reports on project status, market conditions, and strategic recommendations, and maintain accurate records of all transactions, agreements, and project documentation.</li>

<h3>Qualifications</h3>
<ul>
<li>Minimum 7 years of experience in Canadian Retail/Commercial Real Estate.</li>
<li>Strong Real Estate Finance background (IRR, NPV, DCF) – ideally with P&L & Balance Sheet experience.</li>
<li>Excellent negotiation and communication skills.</li>
<li>Results driven with strong problem solving skills.</li>
<li>Strong team building and interpersonal skills.</li>

<li>Experience in Real Estate development application and planning is beneficial, but not essential.</li>
</ul>
<p>Pay range: $109,400.00 - $150,480.00. Pay will be determined based on relevant experience.</p>
