<h3>Job Description</h3><p>Job Description<p><p><strong>Senior Property Manager</strong></p><p><strong>Location:</strong> North York, Ontario<br /><strong>Start Date:</strong> January / February 2026<br /><strong>Compensation:</strong> $85,000–$110,000 base salary + benefits<br /><strong>Schedule:</strong> Full-time, onsite</p><p>Our client, a boutique and rapidly growing Asset Management firm, is seeking a <strong>Senior Property Manager</strong> to support its expanding residential portfolio across Ontario. With over 1,600 residential units under management—and continued acquisitions underway—this newly created role will provide leadership and oversight for approximately 1,000 units.</p><p>Reporting directly to the <strong>Director, Asset Management</strong>, the Senior Property Manager will play a key role in operational excellence, financial performance, tenant satisfaction, and the integration of newly acquired assets. This is an exceptional opportunity for a seasoned residential property management professional looking to grow with an ambitious and fast-scaling organization.</p><p></p><p><strong>Key Responsibilities</strong></p><p><strong>Portfolio & Operational Oversight</strong></p><ul><li>Oversee day-to-day operations of approximately 1,000 residential units across multiple properties.</li><li>Ensure smooth integration and stabilization of newly acquired buildings, including onboarding of site teams, processes, and systems.</li><li>Provide leadership, guidance, and performance oversight to on-site property management staff.</li><li>Develop and implement operational standards, policies, and best practices to ensure consistency across the portfolio.</li></ul><p><strong>Financial Management</strong></p><ul><li>Manage annual operating budgets, forecasting, and reporting in collaboration with the Director, Asset Management.</li><li>Monitor monthly financial performance, variances, rent collections, delinquencies, and expense controls.</li><li>Review and approve vendor invoices, contracts, and purchase orders.</li><li>Support capital planning and execution of capital projects as required.</li></ul><p><strong>Tenant & Building Operations</strong></p><ul><li>Ensure high-quality tenant experiences through effective communication, problem resolution, and proactive building maintenance.</li><li>Oversee tenant relations, escalated concerns, move-ins/outs, renewals, and retention strategies.</li><li>Conduct regular property inspections to assess maintenance needs, health & safety compliance, and asset condition.</li></ul><p><strong>Compliance & Risk Management</strong></p><ul><li>Ensure all properties remain compliant with provincial regulations, building codes, and residential tenancy laws.</li><li>Maintain strong documentation practices, reporting, and adherence to corporate policies.</li><li>Manage vendor relationships, contracts, and tendering processes.</li></ul><p><strong>Systems & Reporting</strong></p><ul><li>Utilize Yardi Voyager, Property Vista, and RentCafe for financial management, leasing, tenant communications, and reporting.</li><li>Contribute to process improvements and system optimization across the portfolio.</li></ul><p></p><p><strong>Qualifications & Experience</strong></p><ul><li>Minimum <strong>7+ years of experience</strong> in residential property management, with at least 3 years at a senior or multi-site leadership level.</li><li>Strong background managing large residential portfolios (purpose-built rentals, multi-res, or mixed-use).</li><li>Experience with new acquisitions, transitions, or portfolio growth considered a strong asset.</li><li>Proficiency with <strong>Yardi Voyager, Property Vista, and RentCafe</strong> preferred.</li><li>Strong financial acumen with proven experience managing budgets, forecasting, and reporting.</li><li>Excellent leadership, communication, and tenant-focused service skills.</li><li>Highly organized, proactive, and able to manage competing priorities in a fast-paced environment.</li><li>Knowledge of Ontario Residential Tenancies Act (RTA) and related legislation.</li></ul><p></p><p><strong>Why This Opportunity?</strong></p><ul><li>Newly created role with significant impact and visibility.</li><li>Opportunity to grow with a boutique, entrepreneurial firm in expansion mode.</li><li>Full control and leadership over a sizable residential portfolio.</li><li>Competitive salary, benefits, and long-term career potential.</li></ul><p></p><p><strong>Only applicants with the legal right to work in Canada can be considered for this opportunity.</strong></p><p><strong>We thank all those who express interest in this opportunity however only those short-listed we be contacted.</strong></p><br /></p></p>Create Your Resume First
