Position Summary


We are seeking a highly organized, technically proficient, and proactive Project Manager to join our growing team. This individual will play a critical role in managing the full lifecycle of purpose-built rental apartment projects, particularly those financed through CMHC’s MLI Select program, from acquisition due diligence and design coordination through to final occupancy and post-construction wrap-up.

Key Responsibilities


Pre-Development & Land Acquisition:

  • Participate in site selection reviews and acquisition due diligence
  • Review zoning compliance, servicing, environmental constraints, and entitlements
  • Coordinate early input from planning consultants, architects, and engineers
  • Assist in pro forma validation and CMHC MLI Select alignment

Design & Approvals:


  • Lead design coordination across disciplines (architectural, structural, MEP, civil, landscape)
  • Manage the preparation and submission of development applications and building permits
  • Ensure compliance with CMHC energy efficiency, accessibility, and affordability criteria
  • Collaborate with third-party energy modelers, cost consultants, and sustainability teams

Pre-Construction:

  • Issue RFPs and assist with trade/vendor procurement in alignment with MLI Select milestones
  • Lead early-stage constructability reviews and value-engineering efforts
  • Coordinate project budgets and schedules, including soft and hard cost tracking
  • Support financing deliverables including lender coordination and CMHC documentation

Construction Execution:


  • Manage and monitor project timelines, costs, and quality across all phases
  • Lead regular site meetings, issue progress reports, and track critical path items
  • Collaborate with Site Superintendents and the Director of Construction Operations
  • Maintain clear and consistent communication with owners, consultants, and municipalities

Post-Construction & Close-Out:

  • Oversee final occupancy and CMHC take-out requirements
  • Coordinate commissioning, deficiency resolution, and warranty tracking
  • Facilitate the final reconciliation of project costs and documentation
  • Conduct post-mortem reviews for internal process improvement

Required Skills & Experience


  • 15+ years of project management experience in multi-family residential construction, with direct involvement in purpose-built rental or affordable housing developments
  • Familiarity with CMHC MLI Select criteria, processes, and reporting requirements
  • Strong knowledge of Ontario Building Code, development approvals process, and permitting
  • Proven ability to manage multidisciplinary consultant teams and trade contractors
  • Excellent organizational, budgeting, scheduling, and communication skills
  • Proficiency in project management software (e.g., Procore, MS Project, Autodesk Construction Cloud, or similar)

Preferred Qualifications

  • PMP or equivalent project management certification
  • Experience working with developers, REITs, or institutional investors
  • Background in architecture, engineering, or construction management
  • Post-secondary degree in construction, engineering, architecture, or a related field
